Ms. Glossova, Mr. Glossov, just a few days before the New Year holidays, you broke ground on another site of "BIAD-S" OOD. Congratulations! Tell us more about it - who is the investor, general contractor, architect?

Apostle Glossov: On 11.12.2021 we launched the first of a series of 6 residential buildings in the "Ovcha Kupel 2" residential complex, called Vitosha Residence Group. The idea is to build the six buildings in the same neighborhood, thus giving a look and creating a pleasant environment to live in. I have always adhered to the principle of a general vision of the area in which we are building. We must know that our home is not only the dwelling we live in, but also our surroundings. It is for this reason that we concentrate our investments in an area that we can ennoble and give it a general appearance that is pleasing to the future owners.

The investment is entirely ours - of our investment company "Glosov Group" OOD, as the main contractor is the construction company "BIAD-S" OOD. In the design of the entire group of buildings, we trusted a team of architects, among whom are arch. Valeri Tsenov, arch. Georgi Nikolov, arch. Sabina Ivanova and the team of "Ivo Petrov - Architects".

Diana Glossova: The start of our new investment was at the end of 2021 and is a reference and wish for a successful 2022. Request for development in the new year. With the series of residential buildings Vitosha Residence Group, we want to create convenience and peace of life for our customers, offering them the modern technologies of the developing city, immersed in the comfort of the small residential building.

 

What will be most characteristic of the first new building, when is it expected to be ready? Will innovative methods and materials be used in construction?

A.G.: The most characteristic of the buildings we will build is the creation of a cozy home for our customers. In all the projects we invest and build, we are mainly guided by the rational distribution of housing and by ensuring maximum comfort for future residents. Most of the home buyers in our new project were already our clients, and that makes me really happy. Looks like we're on the right track.

In each subsequent project, we try to integrate as many innovations as possible, both in architecture and construction, and then for the operation of the buildings. The world is changing and we have to keep up with it. Otherwise, the market just throws you out. And this world is for the adaptable.

D.G.: Each of our new projects takes the lessons from the previous one, so in this one we will structure the construction process according to what we have learned from our already completed buildings. Of course, we rely on and constantly implement the best on the market. New technologies are part of the construction and investment process, and we all adapt and evolve with them.

The new group of objects will be comfortable and cozy. It is located in a developing sunny area of Sofia. Together with modern architecture and technology, it will provide our customers with maximum comfort, regardless of whether they choose their home or make an investment.

How do you cope in a situation with the drastic increase in the prices of construction materials? How does this affect the construction-investment process?

A.G.: The situation with rising prices is extremely unpleasant and dynamic. Just a year ago, suppliers gave us offers with a term of about 3 months. Now it's rare that someone can hold and guarantee an offer price for more than 3 days to a week. This requires very good long-term planning of the construction process. It is also necessary to prepay materials in advance in order to guarantee a price and thus the final invoice will come out correctly. Of course, this affects the construction and investment process.

In addition to the rising prices, a serious factor is the delay in the supply of materials, especially those imported from abroad.

The whole collaboration of the covid-pandemic, rising prices and delays in transport requires every investor and builder to properly analyze the situation and plan the supply of materials in a timely manner.

D.G.: The price hike is an extremely difficult and inhibiting factor. Builders face a constant struggle to search, replace, plan in an extremely dynamic environment. In some situations, decisions have to be made in hours, and in others we find ourselves in a situation where the market simply lacks some material. This is a very broad topic that is affecting the entire sector at the moment. I think that the only chance again is the adaptation. Only those who know how to adapt to the situation, to be flexible, to be quick in their decisions survive. Currently, planning for a longer period is extremely important, and it has always been leading in business, the backbone on which you can position yourself and make speedy decisions. Unfortunately, I believe that the current situation will not bode well for the property market in the long term, so we investors need to be very careful in our actions. We need to work calmly and thoughtfully according to a plan, so as not to mislead ourselves and our customers.

Certainly, after this pandemic and subsequent crisis, the world will not be the same, but this is simply a "Black Swan" that is not planned, rearranges the situation and leaves only the adapted in the market. It has always been so, it will be so now.

What are the future intentions of the company, what is coming in the new year?

A.G.: In 2022, we plan to focus more on the construction investment process. We are about to hand over several sites - both our investment and infrastructure projects. We continue to work and try to create a good and competitive product.

D.G.: During the year we expect to launch interesting projects. It is a serious challenge for us to work in this dynamic environment and I think we will apply everything learned in 2021 in the best way.
