The managing partner in construction company BIAD-S OOD and investment company Prosperity Build OOD gave an interview to "24 Chasa"

By the end of the summer, the company will be ready with the modern closed complex Vitosha Residential Park

- Mr. Glossov, does it make sense to invest in a new home today and why?

- For a Bulgarian, home has always been a fortress and a treasured place. A place where he finds peace, meets his loved ones and feels safe. Investing in housing is a good idea because real estate prices show a sustainable level of growth. Even if there are momentary fluctuations in the market, in the long term the price projection is to go up. Housing can bring returns many times higher than bank deposits. It's an investment that lasts for generations to come.

- What are the biggest challenges facing the construction industry now?

– The biggest challenges in this economic and social situation are in several aspects. To be able to keep the personnel that we have built and recruited for years, to be able to keep the health of the workers and employees, to complete the projects with quality and on time. And also very important - to maintain close relations with our clients, so that they can rest assured that the projects are moving according to plan and their money is guaranteed.

– Do you predict a change in the prices of new residential properties?

- In general, the property market is on hold, but I believe that there is no reason to reduce the prices of quality properties - new construction.

The prices of some of the products are increasing due to the delayed production and delivery. The transport sector is currently extremely difficult, this leads to a delay and increase in the price of a number of materials - mainly imported such as granites, elevators, profiles for window frames and railings, wadding, facade structures and elements, etc.

I think that quality construction products will continue to maintain their price levels, and because of the supply slowdown, I think that the trend will be to hold prices and even increase prices a little.

- BIAD-S Ltd. is a well-established company with more than 26 years of history and many built residential and public facilities. Will you continue with new projects?

- We categorically continue the started projects, we are also developing the next ones.

Viitosha Residential Park is one of the newest complexes in Sofia. What does it provide for future residents?

- Vitosha Residential Park is located in a promising location inside the "Vitosha" district and at the same time has quick access to main road arteries. The location guarantees a peaceful and secure lifestyle, its own park with enough green space for residents to relax. By the end of the summer, we will put into operation a modern, high-quality closed complex.

It has many advantages. Each owner in "Vitosha Residential Park" signs a contract for the maintenance of the common areas. This provides 24 hour reception and security that controls access to the complex, daily cleaning and sanitizing of common areas, technical support, manager of the complex, professional gardeners.

The complex has its own underground parking on 3000 square meters of built-up area and its own indoor park. The park has children's playgrounds for fun games, fitness equipment and a water mirror.

– What are the architecture and construction technologies in the complex?

- As an investor and owner, I have been looking for a modern and clean architectural vision of the complex. We have opted for spacious and bright living rooms with 3-meter high ceilings, large windows, comfortable loggia-type terraces with a nice view. Elevator shafts are designed away from sleeping quarters.

With the correct design of the complex, we achieve a low percentage of common parts of the building - 12.5%.

When choosing the window frames, I looked for the best - I opted for a 75 mm aluminum profile, with triple glazing with high-energy glasses of the latest generation.

Over 80% of the building has a suspended, ventilated facade and together with the high-quality aluminum joinery ensure extremely high energy efficiency.

All my life I have suffered from tight parking lots, and for this reason we designed wide traffic lanes - 6.5 meters wide, reaching up to 10.5 meters in the turning radii. This ensures trouble-free maneuvering.

– What type of apartments does it offer Vitosha Residential Park?

– The overall project Vitosha Residential Park is aimed at young families with children. They are our main customers there. Apartments between 115 and 170 square meters of built-up area, with two and three bedrooms, have been developed.

On the top floors, we have built extensive penthouses between 197 and 360 square meters, with a 360-degree view of Vitosha, Sofia and Stara Planina.

Ground floor apartments resemble detached houses with their own yard.

We have also taken care of young people starting their careers - for them we have built smaller two-room apartments between 60 and 90 square meters.
